Well it's been a minute since I’ve written last! I guess I was just waiting for inspiration to strike – and boy did it!
We recently received a referral from our dear friends Leo & Pam. They told us about a very special couple they knew whose house had been listed for a year without selling. Leo told us how incredibly special the house was and told his friends who owned it that they should contact the Waterkottes to list. Fast forward a few weeks and we were competing against another agent for the listing. We felt confident that we could do the best job at marketing this home and finding the right buyer and did everything in our power in the interview process to prove that. Lo and behold, we got the listing! Between it being a referral, having to compete for the listing, and not wanting the sellers to be disappointed a second time, the responsibility and pressure were high!
This was a very unique house (our specialty!) and we immediately felt the joy of winning the listing while also feeling the burden of wanting to do this home justice. We not only wanted to help the owners get on to their next destination, but we also wanted to accomplish a successful contract for our friends Leo and Pam. Each step of the process had to be just right and carefully crafted to market this special home in rural Lancaster county. From the base of the structure that was a relocated 1830s log home, to the reclaimed antique doors, hardware, wooden beams, flooring, and breath-taking views - everything about it was crazy beautiful and literally irreplicable. We brought an exclusive photographer to help us capture the details, wrote up in depth historic facts and features to present to buyers, and utilized our Platinum Listing Plan to market and get the word out. We even put together a tiered plan for pricing since there were two additional lots owned by the sellers.
Once that was all completed, we listed it Coming Soon with tons of amazing photos & videos. Showings started being booked immediately, and we received several offers quickly. However, they were not quite what the seller was looking for. We kept moving forward with innovative marketing, continued showings, and a successful open house. Additionally, we planned a well-attended broker’s open house with wine from a local vineyard and locally made cheeses that the owners kindly provided. They wanted prospective buyers to see not just the magic of this home, but of the surrounding area’s offerings and things to do. We ended up with additional offers and were in a position to get the terms we wanted!
All’s well that ends well! And while the work behind the scenes is not done, we want the sellers to feel like they can now relax and coast to the finish like. Within two weeks (average days on market is more like 60 days) the seller’s home that had previously sat for a year, is now under contract, and they can move on to their next chapter. I drove home a few nights ago with a signed contract and a huge smile. We couldn’t be happier for our clients and the buyers. That is what I call a win/win/win!
